34 BD

More negotiations with trades, looks like we have a framer lined up, $8k less than Jeremy's price. Jeremy for his part didn't want to commit to the rest of the project but a little hand holding and we seem to have him back on board. Also looks like we have a plumber and electrician on board. Big pieces missing still are HVAC and roofing, but I'm not worried about being to piece those together.

Meanwhile finalizing details on the windows - those are not cheap - and trying to move on the kitchen. Eleanor and Leonia were here last week. Need to make choices on appliances (that's Jodi's territory) and flooring (wood vs tile, I'm pro wood, Jodi and Eleanor are pro tile).

Slow moving on the packing, very slow.

Getting a rental has proven more difficult than expected, the short term nature of our request has been scaring people off more than I thought it would. Ultimately that lesson cost us Rhodes, the place that Jodi really wanted, has left us scrambling, looking at a longer than hoped for lease and leaning towards a place that is not quite what we were hoping for. But we need it behind us for emotional reasons and frankly to start moving some stuff into, the basement needs to be cleared in a couple weeks.

44 BD - The move begins

We took our first of many, many, many steps this weekend to start taking things out of the basement. It became clear that we are not going to have nearly the space in the living room that I (Mike) had hoped we would for storage. We are going to need somewhere to put things sooner rather than later.

To Jodi's credit she anticipated this and hopes to have a rental for us to start moving things into a few weeks. If we find somewhere with onsite storage then we won't have to rental a locker or a bin.

In construction news we didn't make much in the way of progress this past week with additional trades. The framer who was recommended has been AWOL and another passed on the project. Meanwhile our third potential 'foreman', Doug Rigaux is likewise unresponsive. So we will decide this week between Jeremy and Angelo.

We tried our hand at the GTA Home Reno show this weekend, unfortunately we didn't get anything out of it, very few vendors we could approach for the project.

Eleanor is coming by this week to move the kitchen conversation forward and we received a number of siding samples in the mail, there are some promising wood pieces but I need to figure out if they are in our price range (I fear they are not). Speaking of price range, initial quotes on the back windows have come in - yikes. It is a marquee part of the project so we're going to run with it but quite a bit more than we had thought back when first imagining the budget for the project.

We are both very excited and eager to get started, emotionally we are ready to go, physically we have a long long way to go.

54 BD - lots on the go

Multiple conversations on under way on the project.

We have a new kitchen and bath designer - Eleanor. She provided some preliminary numbers on the kitchen and mill work design which were OK, not the Direct Buy savings that we were hoping for but better for sure.

A big decision still to be made on that project (among many) are the appliances - we are debating between a wall over and range top vs. a traditional stove. Ah, first world concerns! There is a pretty big cost difference because the wall equipment would be Jenn-Air which DB does not carry unfortunately.

Looks like we are going to get a survey done to ensure that we place the wall in exactly the right place - there are conflicting surveys so Joey has recommend we get one done. Yay, another $1,500!

No finalization on any trades though conversations now under way with 'foreman', HVAC, electrician, plumber and framers. We need the 'foreman' piece sorted soon and are currently leaning towards Jeremy, with me doing an even larger amount of organization between the trades. His numbers were pretty solid. Nothing from Doug Rigaux still unfortunately, if we don't hear over the weekend then he will be out of the running.

Seems like there should be more to say but that is all that is coming to mind.
